MARKET ANALYSIS
Central Poland
Thanks to its strategic location in the central part of the country, next to the east-west A2 and the north-south A1 highway junctions and benefiting from high levels of consumer demand, this region has become the fourth largest warehouse market in the country. IKEA was the first company to perceive the advantages of Central Poland as a favorable location for a variety of goods distribution centers. The company’s regional distribution center opened as far back as 2001.
The main warehouse hubs in the region are located in Łódź, Piotrków Trybunalski, Stryków and Rawa Mazowiecka. Łódź is gaining popularity, in particular as a location for schemes which offer units of up to 1 000 m2 (much smaller than the 2 500 m2 found in standard logistics parks). Other cities are attracting the attention of tenants who need larger spaces, which also applies to logistics companies. Stryków, where the A2 and A1 highways cross, is the site of such storage complexes as Tulipan Park Stryków, Diamond Business Park Stryków or Panattoni Park Stryków.
