The warehouse market in Toruń and Bydgoszcz is one of the youngest markets in Poland. Its growth is caused mainly by the new investments in electronics sector (Sharp, Orion, TPV) and the high potential of the production companies in these cities.
Currently in the region, there are two A class warehouses, built to suit (BTS) that meet the specific requirements of the tenants. Nevertheless the possibility of expansion still exists. The first park, which was built by the developer Goodman, is located in the vicinity of Toruń, in Łysomice. The total of 25 000 sq m has been leased to Asian logistics operators for electronic companies. The second warehouse is Panattoni Park Toruń, which is currently under construction. One of the buildings (with the area of 30 000 sq m) will become an international distribution center for cereals produced by Nestle. In addition the developer sustains the option of constructing additional 30 000 sq m.
The warehouse market still keeps its expectations towards the Bydgoski Park Przemysłowy, but the limited supply of well – prepared sites disables the investments. Recently there has been notice of high interest in the plots, located close to Grudziądz (A1 Interchange). The Rossmann Company has announced the construction of the distribution center in Grudziądzki Park Przemysłowy.
The development of the road infrastructure (especially the finalization of the construction of motorways – A1 motorway) which will ease the transport to other parts of Poland, will definitely cause the next phase of the growth of the market. Undoubtedly, the logistics operators and retailers will become more interested in investing in this region. The relative vicinity of the harbours in Gdańsk and Gdynia, and the warehouses in Central Poland (Stryków, Łódź and Piotrków) is the other advantage of the region.
