MARKET ANALYSIS
Northern Poland
This warehouse market consists of three hubs: the Tricity, with the most diverse offer; Toruń, where the market is dominated by BTS projects; and Szczecin, which is both the least developed market and the one where the pace of development is among the slowest in Poland.
TRICITY
Pomerania’s warehouse space is concentrated in the Tricity, particularly in Gdańsk and Pruszcz Gdański. Prologis, Panattoni, 7R Logistics and Guardian Asset Managers are among the developers already present on the Pomeranian warehouse market. Segro, AIG/Lincoln and Goodman may join this group in the near future. Goodman, as the winner of the public tender for the development of the areas near to the Deep-water Container Terminal in Gdańsk, is entitled to develop up to 500,000 m2 of warehouse space there.
TORUŃ
The warehouse market in Toruń is shaped by and dominated by BTS projects, including schemes developed by Goodman for Nippon and Nissin and the warehouse built for Cereal Partners by Panattoni. This trend is expected to continue for the next few months.
SZCZECIN
As there is only one storage scheme in Szczecin, Prologis Park Szczecin, the city is the smallest warehouse market in Poland. Access to the German and Scandinavian markets, along with road infrastructure improvements, nevertheless have a positive impact on the region attractiveness. With such limited supply, new tenants should slowly arrive at Prologis’ property. It is also anticipated that, alongside development of the agglomeration, demand for warehouse space will also increase in the long-term perspective.
