MARKET ANALYSIS
Poznan
Until recently Poznań has been the extreme westward industrial market in Poland. Access to the A2 highway leading to western European trade markets is the main feature that contributes to the attractiveness of the region as an international logistics center. Poznań is currently the third largest warehouse market in Poland and has further growth potential.
All the logistics parks here are located outside the administrative borders of the city. The first modern schemes were developed in 2004 by Prologis in Sady, to the west of Poznań, along national route No. 92. The vast majority of the logistics parks in the Wielkopolska region are located near to the A2 highway. Popular locations are Komorniki, in the south-west of the city, and Gądki, Żerniki and Robakowo in the south-east.
There is still a shortage in the city of ‘small business unit’ projects, i.e warehouses offering smaller spaces to lease. Further investments in road infrastructure are essential for development of this type of premises. According to our estimates it is probable that ‘small business unit’ projects will be found in Poznań in the coming year.
