Upper Silesia

Upper Silesia is one of the most important, biggest and the most dynamically developing industrial markets in the country. It has always been strongly connected to the industry: first mining and now also the energy, motorization and metallurgical industries play an important role in the region’s economy. This makes Upper Silesia one of the most urbanized regions in Poland, with a well-developed road infrastructure that includes: the A4 highway (which will link Germany and Ukraine by the end of 2012); the A1 highway, with its Sośnica junction (by the end of 2012 this will connect Upper Silesia with the Czech Republic); and a significant network of other roads. 

Upper Silesia has benefited from the aforementioned factors and within a few years it became second only to Warsaw in terms of Poland’s logistics hubs.

The warehouse space is located mostly in Chorzów, Gliwice, Mysłowice, Sosnowiec, Czeladź, Będzin, Dąbrowa Górnicza and, in the south of the region, in Bielsko Biała.

The well-developed road network attracts attention from logistics companies, which are the most popular common tenants in the region. The population in the Śląskie voivodeship (more than 4.6 million people) is an attractive market for retail chains stores, which have put their distribution centers in Upper Silesia. Companies from the automotive industry are the second biggest demand generator in Upper Silesia’s warehouse market. 

The region will remain one of the most important warehouse markets in the country and one of the most attractive for investors.
