MARKET ANALYSIS
Warsaw Inner City
Warsaw Inner City is defined as locations within the administrative borders of the city. The development of warehouse space in Warsaw started in mid-90s therefore it is the oldest warehouse market in Poland.
The most important warehouse locations here include the area around Warsaw Chopin Airport (Okęcie) in the south-western part of the city and the Żerań district, which is situated across the city on the right bank of Vistula river. A small number of projects are located in the vicinity of Puławska Street and in the Targówek district.
Warsaw Inner City is characterized by the great popularity of business parks which combine warehouse space with large office component that can perform as a branch office and also the popularity of small units (below 1,000 m2). What also distinguishes Warsaw Inner City is the profile the tenants: most of them are companies that serve the local market.
The market can also be described as the most expensive one in Poland: the high rents for warehouse space are a direct consequence of low supply of industrial sites and their high prices.
