Tenant representation

The basic service provided by the Industrial Department is the representation of the lessee. It consists in close cooperation with companies searching for new storage locations, relocating logistic centers, or planning their distribution network. We provide detailed knowledge about the storage space market, we determine the strategy of activities and conducted negotiations jointly with the lessee, we analyze needs and possibilities, we efficiently conduct subsequent stages of the process, we limit potential hazards and maximize obtained benefits.

Request for proposal

Within the 2nd stage, a complex request for quotation is prepared, and sent to all developers selected during the project planning. Further, the bids are analyzed in terms of compliance with the request for quotation and compared. At the request of the lessee, local inspection of the selected real property is carried out.

Bid analysis

At this stage, further analysis of the bids placed by developers is carried out. A detailed comparison of commercial and technical terms enables preparation for first meetings with developers. We present characteristics of the bidders and assess their potential. Meetings with owners of storage facilities make it possible for the parties to present themselves, discuss proposals as well as answer questions and explain any doubts.

Negotiations

Negotiations are a vital element of the whole process. After a preliminary analysis of the bids and first meetings with developers, another request for quotation is prepared, taking account of the detailed requirements of the Lessee and issues arising in the course of the process. Upon receipt of the updated proposals, meetings with the selected bidders are held and terms of lease are negotiated. As a result of the conducted negotiations, 2-3 best proposals are selected.

Recommendation of JLL

As a result of the conducted negotiations, persons representing Jones Lang LaSalle conduct an analysis of the obtained terms and present recommendation for selecting the best partner for final negotiations. The recommendation contains a summary of the previous actions and indicates the best solution along with the reserve bid. We prepare reasons for selection as well as the strategy of final negotiations.

Final negotiations and signing of the Letter of Intent

After presentation of recommendations, final negotiations with the selected partner take place. It is extremely important to have a reserve plan in case of unforeseen circumstances. The result of negotiations is the letter of intent, containing negotiated commercial and technical terms. Signing the letter of intent is not a necessary element of the process, but we frequently recommend it.

Apartment rent

The last stage consists in working on the terms of the lease contract. The negotiated terms should be included in the lease contract between the lessee and the selected lessor. Lawyers of both parties work on particular provisions, until obtaining the final version, satisfactory both for the lessee and the lessor.
