Tri-city area

Northern Poland, covering 6% of the country’s area, is one of the smaller Polish provinces. The average population density in the province is 122 persons per square kilometre. The unemployment rate is 11.9%, which is about the Polish average. Virtually all business is concentrated in the Tri-city region (the cities of Gdańsk, Gdynia and Sopot).

There are two large shipping ports in the Tri-city area, in Gdańsk and Gdynia. A large distribution centre is planned in the Northern Port.

The province, historically known for its shipbuilding industry, is becoming a developing centre for IT, BPO, high-tech, cosmetics, pharmaceutical, furniture and food industries. Nevertheless, the shipbuilding sector still has many production and repair companies as well as subcontractors, which also work for other sectors.

The largest companies in the region include: LPP, Polpharma, Jabil Circuit, International Paper, Flextronics International, Koncern Energetyczny Energia, Grupa Lotos and Grupa Kapitałowa Remontowa.

An important factor to shape the region’s market in the immediate future will certainly be the completion of A1 motorway, linking the Tri-city area to Łódź and the south of Poland. This should increase the region’s attractiveness and open new possibilities for investors.

The Pomeranian Special Economic Zone and Baltic Investment Zone have been inviting companies to invest in the region.

There is 120 000 sq m modern production and warehouse space for lease in the Tri-city area. The key developers include Prologis, BIK, Panattoni (the Park will serve the newly opened deepwater container terminal), SEGRO (a planned project near Rusocin interchange on A1 motorway) and AIG Lincoln. Goodman also plans to develop a new project near the newly built DCT Gdańsk container terminal.

Szczecin

West Pomerania Province has 7.3% of the area of Poland and is sparsely populated (74 persons per square kilometre), with its population concentrated mainly in or near the city of Szczecin. The unemployment rate is at approx. 16%, which is among the highest rates in Poland.

The region is strategically located for future development and economy. The region’s advantages include direct access to the Baltic Sea and the vicinity of Germany and Scandinavia. Szczecin-Police-Świnoujście, the largest cluster of international ports in Poland, and access to a navigable river, which allows inland connection to the entire Western Europe river navigation system, improve the region’s logistics opportunities. The port serves as headquarters for several largest Polish and international shipping companies such as Unity Line, Polska Żegluga Morska, Euroafrica, and Polska Żegluga Bałtycka. The port serves 47% of total shipping tonnage in Poland and is the largest shipping port for mass cargo on the Baltic Sea.

Goleniów International Airport is located within a 40-minute drive from Szczecin. The region has a well developed road network and a motorway connection to the Western Europe, so a number of passengers use convenient airports in Berlin and good transport links to Poland.

Up until recently, the region was mainly known for shipbuilding industry and agriculture. Nowadays, it is developing various industries, mainly related to new technologies and renewable energy, as shown by an increasing number of wind and thermal plants. The largest investors in the region include Bridgestone, Cargotec, LM Wind Power, Oticon, Swedwood, Weber and a number of food, fish and seafood processing companies.

The Kostrzyń-Słubice, Słupsk and Pomeranian Special Economic Zones have been very active in the region. A number of companies have invested in the Goleniów Industrial Park, which has provided technical infrastructure and incentives for investors.

The town of Goleniów near Szczecin has a modern warehouse park built by Prologis. 41 000 sq m have been built so far out of the planned 190 000. Several investors have been looking very closely at the possibilities offered by region while choosing future locations.
