Description - Upper Silesia

The area of Silesia Province is 3.9% of the total area of Poland, which is relatively low. The Silesia Province is one of the most densely populated regions in Poland (population density of 376 persons per square km). Unemployment rate is currently 9.6%, which is below the Polish average. The city of Katowice is the provincial capital; however the region is characterized by its specific feature, i.e. the Silesian Agglomeration, where nearly 60% population of the region reside. The agglomeration consists of several cities located in close vicinity, which merge into a 70-km long urban cluster extending from Dąbrowa Górnicza to Gliwice. The large number of highly qualified workforce attracts industry, especially from the automotive sector, while the large consumer market in the Silesian agglomeration attracts commercial businesses.

The dynamic growth of the region results from the very well developed local and transit road infrastructure. The intersection of key transit routes (Germany – Ukraine and Northern Poland – Czech Republic) as well as the construction of A1/A4 highway intersection makes the region an attractive location from the logistics standpoint.

Silesia is also one of the largest Polish railroad junctions for passenger and commercial traffic alike. The region is the location of “Katowice” International Airport in Pyrzowice, which offers direct flights to a number of cities in Europe, Asia and Africa.

Silesia is one of the oldest coal production and steel industry centres. Energy industry is another important sector of the regional industry. Automotive industry is currently well developed in Silesia, with three operational car manufacturing plants: Fiat Auto Poland operates plants in Tychy and Bielsko-Biała while General Motors Manufacturing Poland has a plant in Gliwice. In addition, there are several dozen plants producing automobile parts in the region. The largest such plants include: Isuzu Motors, Delphi Polska, LEAR Corporation Poland II, TRW Braking System Polska, ER.SI Poland, Teksid Aluminium, Flexider Poland, Rieter Automotive Poland, Delfo Polska S.A., Hamacher, Postęp S.A, Reflex-Polska Sp. z o.o., AutoMotive Lighting Polska, Magneti Mirelli, Aftermarket Poland, Brembo Poland, Segu Polska, Ficomirrors Polska, Toyota Motor Industries Poland and Toyota Motor Manufacturing Poland.

Upper Silesia is currently the second largest, and rising, industrial and warehouse market in Poland. Industrial and warehouse parks are spread out uniformly throughout the region.

Currently, total modern warehouse and industrial floor space in the region is 1,170,000 sq. m (as at the end of 2010). The facilities are situated mainly near A4 highway in the vicinity of Dąbrowa Górnicza, Sosnowiec, Czeladź, Gliwice, Mysłowice and Chorzów.

Nearly half of the warehouse space supply in Silesia is controlled by ProLogis. Panattoni, a US company, has been very active in the construction of industrial facilities, having currently industrial parks under development in Mysłowice, Bielsko-Biala, Czeladź and Gliwice. Segro has also been active on the market, developing its park in Gliwice, as well as AIG/Lincoln. Other important industrial projects in the region include MLP Tychy manufacturing centre and Segro Industrial Park Tychy, currently under development, both located in Tychy Economic Subzone.

In 1996, Katowice Special Economic Zone was established in the region, its aims including the supporting and acceleration of restructuring processes and establishment of new workplaces in the region. The Zone consists of four subzones: Gliwice, Jastrzębia Góra – Żory, Sosnowiec – Dąbrowa and Tychy. The spread out locations of the economic zone allow the investors to select a most suitable location.

Demand for industrial space is very high in Upper Silesia. Many western corporations have established their production facilities in Silesia due to low labour costs, the presence of the special economic zone and the quality of Polish workforce. Manufacturing plants are being developed in modern warehouse buildings, well suited for manufacturing operations.

Besides the automotive sector, steel, construction, machine and electronic industries have had the largest share in the development projects. Upper Silesia has been a home not only to enterprises by large international corporations, but also to some thriving Polish companies.
