Production halls - Wroclaw
The area of the Lower Silesia Province is 6.4% of the total area of Poland. Wroclaw, the provincial capital, is one of the largest Polish cities, with population of approx. 3 million. Average population density in the province is 144 persons per sq. km. Unemployment rate is currently 12.5%, which is approximately the Polish average. The fact that labour costs in the province are several times lower than in other European countries and relatively lower than in other regions of Poland is very significant in respect of investment efficiency.
Transport network in Lower Silesia is well developed. Major transit routes include A4 highway, which is a part of a European route that connects Germany to Ukraine. Other major transport routes include no. 5 national road to Gdańsk, no. 8 national road to Warsaw and projected A3 road. Lower Silesia is also connected by Odra river to ports in Szczecin and Świnoujście.
“Starachowice” International Airport is located in Wroclaw, offering flights to Europe as well as local flights to other Polish cities.
Lower Silesia is one of the most industrialised regions of Poland, with a long history of industry. The region has been associated with mining and clothing industry for several hundred years and, more recently, with electrical machine, metal, electrotechnical, plastics and ceramic industries. The province has operational copper mines and CHP plants in Legnica and Głogów as well as a copper plant in Lubin.
During the last several years, a number of manufacturing companies have invested in the region, including: Toyota Motor Corporation, Cersanit, Faurecia, NSK Steering Systems Europe, Whirpool, General Electric, Metzeler, Henkel - Ceresit, Trelleborg, Electrolux, Bridgestone, PCC Rokita, Mahle, Colgate - Palmolive, Cadbury Wedel and others.
The region's strategic location near A4 highway and the rapid growth of consumer market have attracted industrial space developers to Lower Silesia. The area located south of Wroclaw along A4 highway has been experiencing the highest growth.
Total modern industrial space in Wroclaw is estimated at 575,000 sq. m (as at the end of 2010). Over 10% of the space is leased by production companies.
In connection with the establishment of a state-of-the-art manufacturing plant of LG Display, LG Electronics and Toshiba in Kobierzyce, interest in lease of industrial space from cooperating companies and subcontractors from that sector has increased.
Investors can also find attractive investment terms (such as tax exemptions) in the successful special economic zone. "INVEST - PARK" Wałbrzych Special Economic Zone has been among the most rapidly growing industrial zones in Poland. It was established in 1997 in order to stimulate economic growth in the region. The zone has an area of approx. 1700 ha and 40 subzones.
The Lower Silesia Province is one of the best economically developed regions in Poland and, accordingly, demand for modern production and warehouse space has been steadily growing.
The Industrial Department at Jones Lang LaSalle took part in the lease transaction of 18 000 square metres in Wroclaw by LG Electronics Wroclaw.
