Focus On

 

The warehouse market in Kraków is one of the smallest in Poland. Increasing activity of developers also increases the activity of tenants: instead of serving the agglomeration from Upper Silesia, they are relocating to the Kraków. The good road infrastructure and the large consumer market are both good indicators for the market to develop in the metropolitan area.

Will new industrial hubs on the warehouse map of Central Poland attract even more tenants to the region? Should older warehouse locations feel threatened by the new ones, which are selected on the basis of access to the steadily developing road infrastructure? Which locations have problems, which come out unscathed and which are the rising stars? How does the market look today and how could it look tomorrow? Thumbs up or down?

This year will be very important to the Polish industrial market. The European football championship will attract attention of not only sports fans, but also business representatives. Moreover, motorway projects which are due to be finished in 2012 , will have a major positive impact on the market, giving an impetus for further development and the emergence of new warehouse locations.
 
With regards to 2011, it was undoubtedly a good year for both developers and tenants. Increasing demand and the return of new warehouse projects are the best signs of the current upswing. Tenants were again actively looking for new space. Lease contracts in 2011 covered 1.69 million m2 of warehouse space. Such good results have not been recorded since 2008 (1.59 million m2). Although significant part of contracts signed in 2011 were renewals (40%), it is clear that confidence is back.
