Focus On


Being one of the most developed regions in Poland, Wielkopolska has a strong position on the Polish warehouse market. Moreover, Poznań is a location which benefits from many years’ development. This results significantly from Poland’s motorway network being extended.


The warehouse market in Kraków is one of the smallest in Poland. Increasing activity of developers also increases the activity of tenants: instead of serving the agglomeration from Upper Silesia, they are relocating to the Kraków. The good road infrastructure and the large consumer market are both good indicators for the market to develop in the metropolitan area.


 

 
 


Will new industrial hubs on the warehouse map of Central Poland attract even more tenants to the region? Should older warehouse locations feel threatened by the new ones, which are selected on the basis of access to the steadily developing road infrastructure? Which locations have problems, which come out unscathed and which are the rising stars? How does the market look today and how could it look tomorrow? Thumbs up or down?


Perspectives on the development of warehouse market in the region of Lower Silesia are promising. Improvements in road infrastructure have already impacted the market, and Wrocław’s Motorway Bypass contributed to the establishment of new warehouse locations. We observe growing interest in the region among the developers and tenants who create a demand for new industrial space.

 
 


Warsaw – here Polish warehouse market history begun. In the late 90’ies first modern warehouse facilities were built within the city boundaries. Gradually market started to move outside Warsaw and on these large distribution centres we will focus our attention in this publication.

 


Warehouses in Upper Silesia are one of the most sought-after locations in Poland. Sound demand combined with still limited construction activity will put downward pressure on the vacancy rate in the region. 2011 will witness further increase in rents.
