-There is no such thing as a market rate for a warehouse.The rate is a derivative of the availability and the customers’ demand– advises Michał Śniadała, a consultant in JLL. – It is worth noting that the average rental rates might differ considerably, depending on the region.The average rate in the area is not the universal rate.The rental rate depends on many factors, such as the location, the number of available rent options (in line with the needs), the number of adaptations that will be introduced at the request of the customer – explains JLL’s Śniadała.

A lot depends on the negotiation strategy adopted by the customer. The resulting differences in the rental rates might easily exceed ten per cent. Outlining an individual, customized for the customer strategy of negotiation with the developers is one of the most important tasks of a professional consultant.
